Internal rate of return is commonly known as IRR by those in the

financial industry. To understand internal rate of return, you must

first know what is NPV or net present value. IRR is discounted rate

of return derived based on the condition that net present value for

an investment is 0. IRR is then compared to the company’s discounted

rate of return. If IRR is higher than the company’s / project’s discounted

rate of returns, then the investment is deemed to be worthwhile for the company or investor.

The discounted rate of return for the company is determined

by the investors themselves. Discounted rate of return is derived

based on a number of factors. One of them is the consideration of

risk. If the investor is evaluating a more risky investment, he is

likely to have a higher rate of return. This is to compensate the risk

that he is taking on this project. Another factor that could influence

the discounted rate of return is the general market rate of return.

To calculate the internal rate of return manually (without a

Bread mold is a kind of fungus that is commonly found on bread surfaces. It takes food and nutrients from the bread and causes damage to the surface where it lives. It causes a bad taste to the bread also. But the mold has a place in the industry where it serves as a decomposer that can decompose decayed plants and animals.

Bread mold has a very simple lifecycle. It appears on the bread surface as a wind blown spore. With adequate moisture and nutrients from the bread, this spore sprouts and grows hair like structures on the bread surface. Penicillium molds usually appear green and grey in color and Aspergillus mold appears similar to Penicillium to the naked eye. But both are different when examined under a microscopic. In the Aspergillus mold, the fine hairs contain large balloons with spores inside.

If you are interested to see bread mold you can perform a small experiment with bread. You can take a slice of bread and moisten it slightly. Then keep the bread for two or three days in a place where there is no chance of the moisture content drying up. You will see some mold growth on the surfaces.

As the spores of this bread mold are commonly found in the air, bread is easily spoiled. To prevent this growth on bread surfaces, the bread can be baked at a temperature of 400 degrees or preserve the bread with small amounts of chemical. In the 20th Century, football became the most popular sport in the Island, thanks to such heroes as Sylvio Cator, Joseph Gaetjens and Emmanuel Sanon. In 1974 Haiti qualified for the World Cup in Germany.

Emmanuel Sanon was one of the Haiti’s most popular players and played at the 1974 World Cup. Sanon made a great contribution to Haitian football because he played in more World Cup qualifiers any other Haitian. He is still very popular with local fans. Other phenomenal talent was Joseph Eduard Gaetjens. He represented both Haiti and the United States. He made FIFA World Cup History: When scored United States opening goal in the 1950 World Cup against England. Joseph came to the United States in the 1940s to play in the American Soccer League. His beautiful play in the Brookhattan Club made in a national star. In 1953, he played for Haiti for the first time.

It’s practically impossible to talk about Haitian athletes without mentioning Sylvio Cator. He is a legend in this sport. Cator won the silver medal in the long jump at 1928 Amsterdam Olympics. Cator returned home to a hero’s welcome. From 1928 to 1930, he was record man in the long jump. Cator was a marvelous jumper and footballer. He also played an important role in popularizing football in the Island (it was the captain of Haitian National Team).

Since then, he is an example for young people in Haiti. He died in November 1938, but today the people of Haiti still think of him with respect. Many years after Cator’s death, the National Stadium in Por-au-Prince was renamed in his honor. Cator was the first of the great Caribbean sportsmen that would come to dominate world track and field.

Dudley Dorival (track and field): Dudley Dorival was born on 1 September 1975 in Elizabeth (New Jersey, USA). Since the 2000 Olympics, Dudley Dorival has competed in international competitions under the banner of Haiti. In Sydney (Australia) Dorival finished 7th in the 110m hurdles. He became the first Haitian to Olympic finalist since Yves Jeudy (boxer) in 1976. He won the silver medal at the 1994 World Junior Championship, the bronze at the 2001 World Chanpionship and the gold medal at the 2002 Central American and Caribbean Games El Salvador. Dorival is one of the best sportsman in the history of Haiti.

How Does Owner Financing Really Work?

Owner financing, occurs when the seller of a home finances all or a portion the sale of his or her own property. This is often referred to in real estate ads as “Owner Will Carry” or similar wording, meaning that the owner of the property will, in effect, act as a bank and loan the purchaser all or part of the money needed to purchase the owner’s property.

There can be several advantages to the seller for carrying a note, as it is also known. There can be tax advantages in spreading out the time over which an owner receives the money from the sale of a property. Also, many owners simply like the idea that they can receive a monthly income from a property even after they have sold it – and no longer have to worry about repairing leaky roofs or replacing dead water heaters.

There is a nice monetary inducement to the owner to carry paper as well – the owner can charge the buyer interest on the money that the owner is lending to the buyer. In this way not only does the owner collect a monthly mortgage payment on the property he or she has sold, but the owner collects interest as well, in effect increasing the owner’s overall sales price of the property.

In order to protect themselves, some homeowners require that the buyer make their monthly payments into an escrow account held by a bank or other lending institution, and they require the borrower to place a Quit Claim Deed into the escrow account with instructions that if a payment is late by a certain number of days then the escrow officer will automatically file the Quit Claim Deed, restoring the house to the former owner instantly.

If this were to happen the buyer would not only lose title to the property but would also lose any and all payments already made on the property. This is a powerful incentive for the buyer to make all payments in a timely manner.

A more pragmatic reason, perhaps, why some homeowners agree to carry a note is to increase the universe of potential purchasers for their property. The way this works is easy to understand. If the homeowner is making a portion of the loan on the property then the borrower will need to qualify for a smaller loan from a bank or other financial institution, meaning that a larger number of people will be able to qualify for any bank loan that might be required to purchase the property. If the seller finances the entire selling price of the property then buyers do not need to qualify for a bank or other financial institution loan at all. This can greatly increase the number of people who are interested in buying a piece of property.

For starters if the owner is financing all of a sale then a borrower does not have to qualify for a loan at a traditional financial institution. Even if the seller only finances a portion of the loan the borrower benefits by having to qualify for a smaller loan from a traditional mortgage source.

Additionally, when a seller finances a property there are no points or closing costs for the buyer to pay, saving the buyer potentially several thousand dollars on the transaction. And while the seller of the property may charge the same interest rate that a bank or other financial institution would charge, it is sometimes possible for a buyer to actually end up paying a slightly lower interest rate if the seller finances the sale since more aspects of the sale are open to negotiation than may be possible when dealing with a traditional lender.

Many factors can influence whether the seller of a property is willing to carry all or a portion of the sales price on a piece of property. In many cases, however, the determining factor is the overall condition of the market itself.

When homes become difficult to sell – when it is a buyer’s market, in other words – then sellers are more inclined to do whatever is necessary to increase their chances of a sales and so owner financing is more readily available.

Conversely, when homes are selling quickly and it is a seller’s market, then sellers have little incentive to carry back a mortgage.

So your chances of finding an owner willing to carry back a mortgage are largely dependent on the current housing market. But regardless of prevailing market conditions, it never hurts to ask if an owner is willing to carry paper.

Pink Slime in Swimming Pools

Pink Slime (and its “buddy” White water mold) is a newer problem facing swimming pool owners over the past 10 – 20 years. They are naturally occurring and are caused only by a lack of proper pool maintenance and water chemistry. In fact, even non-pool owners struggle with the pink slime in bathrooms, kitchens, and washrooms. Ever notice that pink ring around the basin? That’s pink slime.

Let’s define what pink slime is. Pink slime is a naturally occurring bacterium (of the newly formed genus Methylobacterium). Pink Lime is NOT a form of Algae, it is animal not vegetable. It is pink- or red-pigmented and forms a heavy, protective slime coating which provides the organism with an unusually high level of protection. Pink slime consumes methanol (a waste gas) and it is oftentimes found WITH White Water Mold. This organism is very resilient and resistant against halogen-based (chlorine or bromine) as well as non-halogen sanitizers or germicides and can remain a contaminant even after treatment.

Although initially found in swimming pools being treated with biguanides (Baquacil, Soft Swim, Polyclear, etc.), it is now seen in any and all swimming pool environments. This is NOT a biguanide problem ONLY nor is it CAUSED by the use of biguanides.

The pink slime bacterium has an affinity for the matrix that exists on the surface of PVC plastics; it will attach itself to & inside of the matrix, allowing it to re-contaminate long after it appears that it has been seemingly “destroyed” (includes pool toys, floats, ladders, steps, fountains, automatic pool cleaner parts, skimmer baskets, weirs, directional fittings, garden hoses, etc.). Small quantities of pink slime can lead to a re-establishment of the problem. It is caused by improper water & pool maintenance, environmental factors and poor circulation. Pink slime prefers areas that are “dark” (not exposed to direct sunlight) & with “slow moving” water. In another industry, medical technology, this bacterium occurs regularly in laboratory tubin.

Look for pink slime under ladder treads, behind the skimmer weir, on the undersides skimmer baskets, pool directional returns, underwater pool light niches and light housings. If you find that the pool just isn’t holding chlorine, bromine, or even hydrogen peroxide used in biguanide treated pools, look for pink slime.

After regular tracking of homeowners swimming pools affected by pink slime, here are some commonalities:

Many, but not all, affected pools have “smaller (under) sized” cartridge filters. (i.e. using a 75 sq ft filter on a 24 ft Rnd aboveground pool or a 90 sq ft filter on a 15 x 30 inground pool).
Affected pools get 6 hours or less of direct sunlight on the pool surfaces.
Pool owners always leave the solar blanket on AND don’t chemically clean the blanket the recommended 2 times per year to remove the accumulated biofilm.
“Shocking” or oxidizing of the pool water is not done with the recommended label instructions. For example, rather than shocking the pool every week or two, that task is neglected because the water “looks fine.”
Rainy pool seasons see a dramatic rise in the cases of pink slime.
Customers regularly add fresh water from their tap without letting the hose-water run for a couple of minutes (the pink slime is already present in the garden hose and is transferred to the pool).
Pools with sand filters are not changing the sand every 2 to 3 years AND not chemically cleaning the filter sand 3 times a season (once every 6 to 8 weeks).
Newer observation: Most of the affected seem to use publicly treated drinking water. Pools filled with well water appear to be not as severely affected.
Affected pools are not as fastidiously maintained chemically (water balance, use of borate additives such as BioGuard Optimizer Plus or Proteam Supreme, regular shocking), as clean pools.

Another observation is that many water companies across the country, in partial response to “consumer calls” to “get rid of chlorine in the drinking water” are now using mono-chloramines to treat the water (over the past 15 to 20 years). Mono-chloramines do an essentially good job at treating pathogens in the drinking water, however, some of the non-pathogenic organisms may indeed be getting by. Unfortunately, there is only experiential or anecdotal evidence.

Prevention of “pink slime” is preferred over treatment. Follow these steps to help prevent pink slime:

Physically brush & clean ALL Pool surfaces weekly, including ladder steps (especially underneath each step) & rails
Expose ALL pool surfaces to as much sunlight as possible (sunlight & UV are natural oxidizers)
Remove the lid from the skimmer to allow sunlight into the basket for several hours each day ** INGROUND POOLS MUST USE EXTREME CAUTION in doing this in order to avoid a person falling into or otherwise injuring themselves due to an open skimmer.
Regularly add oxidizing chemicals into the skimmer to purge & clean the filtration lines of any bio-film (use extreme caution if doing this. Add chemicals slowly and remove ANY and ALL objects, including slow dissolving chlorine tablets or sticks, to avoid a potential chemical reaction such as explosion.
When adding make-up water from the garden hose, allow the water to run for 2 to 3 minutes before putting the hose into the pool.
Regularly clean pool toys & floats (use BioGuard Stow Away acting as a mildewcide)
Regularly clean pool solar blanket (use BioGuard Stow Away)
Chemically clean the pool filter every 4 to 6 weeks (use Strip Kwik, Kleen It or Soft Swim® Filter Cleaner). This is a very important step regardless of the filter type; sand, DE or Cartridge.
Add regular Maintenance dosages of “Shock” & Algicide every 1 to 2 weeks as prescribed (3 to 4 weeks in bguanide pools).
Use borate products such as BioGuard Optimizer Plus as a preventative measure (borates, when used properly at a rate of 50 – 80 ppm, allow the sanitizer to sanitize rather than sanitize and prevent algae growth).
Run the filter a minimum of 12 hours daily to prevent “dead spots” in the pool.
Remember to clean & rinse the brushes, hoses & vacuums that you use to clean the pool
Leave as much of your pool equipment exposed to the sun (sunlight is a natural oxidizer)
Keep the water balanced at all times. Recheck after heavy usage or rain or large “top-offs” of new water. Water balance refers to Free Available Sanitizer level, pH, Total Alkalinity, Calcium Hardness.

Treatment of “pink slime” MUST BE QUICK AND TOTAL! DON’T SKIMP!

Clean all pool & affected surfaces as prescribed above.

Physically clean & remove all visible “pink slime”

Add an initial dosage of algicide to the pool

“Shock” the pool with a triple or quadruple dose

Run filter 24 hours daily until water is clear & halogen or peroxide levels are maintained at a “higher” level

Chemically clean the filter. Simple rinsing or backwashing of the filter will not remove the greases, oils & other accumulated contaminant from the filter and filter tank.

Have the pool water professionally tested & analyzed. Look for a pool company that knows what they are talking about and isn’t afraid to tell you the truth about problem.

Maintain Optimizer Plus (or other borate product) levels

Maintain good water balance of pH, Total Alkalinity & Calcium Hardness

The longer that you allow the pink slime to remain, the more difficult it will be to cure.
